A “healthy, low-carbon home” can mean different things to different families. One household may be concerned about seasonal outdoor air, another about heat and glare, and another about electricity use or future mobility. Before choosing filters, solar panels, smart controls or fashionable materials, the owner and architect need a written brief that explains the household, the site, the priorities and the evidence expected at handover.
This checklist is for homeowners planning a custom home in Chiang Mai or Lamphun. It does not promise a certified level of health, energy performance or carbon reduction. Its purpose is to help clients ask better questions, compare proposals on the same basis and record decisions before they become expensive changes on site.
Begin with who will use the house now and over the next decade. Record typical occupancy, work-from-home hours, cooking habits, sleep patterns, pets, allergies or mobility needs that the household chooses to disclose. A retiree living at home throughout the day has a different comfort and ventilation profile from a family whose house is empty during office hours.
Turn broad wishes into situations. Instead of “good air,” describe which rooms need controlled ventilation during poor outdoor-air conditions and how occupants should know when to close windows. Instead of “elderly-friendly,” identify routes that should avoid steps, bathrooms that may need future support rails and a bedroom that remains usable if mobility changes.
A responsible design response starts with the actual plot. The brief should include a current land document, boundary and level information, access, neighbouring buildings, significant trees, visible drainage routes and utility connections. Orientation matters, but it cannot be considered alone: surrounding roofs, hills, vegetation and future development may affect shade, wind, privacy and views.
Ask which site information is confirmed and which still requires a survey or consultation with the relevant authority. Online maps are useful for early orientation, but do not replace boundary verification, level surveys or official planning and building-control checks.
These subjects interact, but they are not interchangeable. Thermal comfort concerns heat gain, surface temperatures, humidity, air movement and how people use each room. Indoor-air planning can include source control, ventilation, filtration, moisture management and maintenance. Energy planning estimates demand from the envelope, equipment and operating patterns.
The Department of Alternative Energy Development and Efficiency describes its 70th Anniversary net-zero-energy demonstration office as combining passive and active design. The published case includes a six-storey, 2,650-square-metre office and a 100-kilowatt rooftop solar installation with estimated annual generation of about 145,000 kilowatt-hours. Those figures belong to that government demonstration building; they are not a residential benchmark. A Chiang Mai home needs calculations based on its own floor area, orientation, shading, systems and occupancy.
A useful brief explains the outcome, not a shopping list. Request reduced afternoon heat in a west-facing room before specifying a particular glass. The project team can then compare external shading, opening size, glazing, wall construction, planting and room layout. For air quality, discuss pollution sources, outdoor-air conditions, pressure relationships, filter access and replacement before selecting equipment.
If smart-home controls are proposed, define what they control, what happens without internet access, who manages accounts and updates, and whether manual operation remains available. The Home Builder Association has published an industry view highlighting AI, smart-home energy management and Healthy Home concepts. That view indicates topics being discussed by the sector; it does not prove that every connected device improves health or reduces energy use.
“Eco-friendly” or “non-toxic” is too broad for a contract. Identify where a material will be used, the performance information required, acceptable finishes, sample approval and substitution procedure. Depending on the component, useful documents may include technical data, installation requirements, emissions information, maintenance instructions, warranties or environmental declarations.
The specification should explain who may approve an alternative and how cost, appearance, performance, lead time and maintenance will be compared. This helps protect both client and contractor when a named product is unavailable.
Every priority should lead to a deliverable. Shading intentions belong in plans, elevations or details. Equipment belongs in schedules with capacity and access requirements. Important assumptions belong in calculation notes. Testing, commissioning and owner training should appear in the scope and payment milestones.
Before signing, ask which architect or engineer is responsible for each professional task, what documents will be issued, which items remain provisional and how changes are approved. A clear scope reduces misunderstanding; it does not remove the need for project-specific professional design and supervision.
A system cannot deliver its intended function indefinitely without care. The brief should identify access for inspection, filter sizes and replacement intervals recommended by manufacturers, drainage cleaning, sensor or software administration, spare-part availability and the person responsible for routine checks. Owners should request manuals, approved material schedules and commissioning records at handover.
Consider operating cost as well as installation cost. A simpler solution that the household understands and maintains may be more useful than a complex system that is rarely serviced.
Not automatically. The ventilation approach should respond to outdoor conditions, indoor sources, room use and the chosen mechanical systems. Qualified professionals should define appropriate operating modes for the project.
Solar generation is one part of an energy strategy. The calculation boundary, electricity demand, system size, materials and operating period must be defined before making a low-carbon or net-zero claim.
An image does not show structure, site work, building systems, material grades or quantities. A reliable budget develops as scope, drawings, specifications and quantities become clearer.
Bring the land location and available documents, household requirements, approximate usable area, budget framework, desired timing and three priorities ranked in order. Also list decisions that have not yet been made.
