What to check in the contract

  • Scope of work: list inclusions and exclusions in writing, such as earthworks, fencing, landscaping and off-house utilities.
  • Drawings and specifications: attach architectural and engineering drawings and a materials/equipment spec list, with criteria for substitutions.
  • Price and BOQ: attach the bill of quantities (BOQ) so it can be compared with the contract price.
  • Payment stages: should match completed work stages; be cautious of an unusually high first payment.
  • Schedule: start and handover dates, late-delivery penalties and extension conditions.
  • Variations: require an approval and price agreement before work starts.
  • Inspection and warranty: the period and what is and is not covered must be written into the contract.
  • Building permit: confirm who applies to the local authority for the construction permit and who supervises the works.
