Architect fees in Chiang Mai cannot be evaluated fairly without the service scope. The Architects Council of Thailand explains that architects’ work can include preliminary design, detailed development and other agreed stages. Its professional guidance also states that a service proposal should identify the nature and branch of work, systems, project type and size, stages and time frame. Ask for deliverables and exclusions in writing before comparing fees.
Clarify who prepares the site analysis, concept options, planning drawings, detailed architectural documents, material schedules, coordination information and construction-stage services. Identify which structural, electrical, sanitary, landscape, interior or specialist consultants are included and which are appointed separately.
A proposal should state the payment basis, tax treatment, reimbursable expenses, number of revisions, client approval points and consequences of pausing or changing the project. A change in floor area, brief, quality level or programme can alter the professional workload; the method for approving additional services should be agreed in advance.
DPT provides public standard plans without an architectural design charge, but DPT states that these plans still require local construction permission and must comply with laws applicable to the particular plot. DPT also notes that the site plan, ground conditions and foundation selection need site-specific work. A government public plan is not the same as a private architect designing a custom home at no charge.
