Building a custom home in Chiang Mai is a major investment, so choosing the right construction company should involve more than comparing the lowest quotation. A suitable home builder should be able to explain the design process, construction scope, materials, payment stages and project responsibilities clearly before work begins.
Ask to see completed homes and projects that are similar in size, style and site conditions to your own. A portfolio can help you understand the builder’s design approach and construction quality. If possible, discuss how the team handled drainage, access, soil conditions and Northern Thailand’s climate.
Confirm who will be responsible for architecture, structural engineering, site supervision and communication with the homeowner. Foreign and cross-cultural families should also ask whether project information can be explained clearly in English and Thai.
Two quotations may use different specifications, provisional allowances or excluded work. Request a written breakdown covering structural work, finishes, electrical and plumbing systems, sanitary ware, external work and any owner-supplied items. Clarify how changes will be priced and approved.

Check company registration, professional licenses and any association membership directly with the relevant organization. Membership can be one useful signal, but it should be considered together with the contract, portfolio, project team and references.
