In a cross-cultural project, the title holder, funder, daily user and design approver may be different people. Reference images and chat messages can create the appearance of agreement until budget, programme and specification collide. A bilingual brief must record not only preferences but decision rights and the current approved information.

Seven parts of a bilingual project brief

People and decision authority

Name the rights holder, funder, users, authority contact and approver for drawings and specifications, including how disagreements are resolved.

Purpose of the home

Permanent living, retirement, a Thai family base, remote work or rental periods create different needs. “Investment” is not a substitute for an operating model.

Land and legal documents

The design team should receive verified information but should not replace qualified Thai legal advice on ownership or transaction structure.

Measurable specifications

“Western standard,” “premium” and “good quality” are ambiguous. Replace them with performance, reference products, installation method, warranty and acceptance criteria.

Multi-currency budget

Record the base budget in Thai baht, exchange-rate date, allocation of currency risk and exclusions.

Approval system

Use revision-controlled drawings and schedules. Record who approved, when, and the time/cost effect.

Handover information

Prepare bilingual keys, equipment, valves, circuits, warranties, contacts and maintenance schedules without presenting unofficial translations as official documents.
