Home Builder Selection Checklist: A Step-by-Step Guide
Use this checklist before appointing a company to design and build your home. It helps organize the questions that should be answered before price negotiations or construction begins.
Step 1: Define your project
- Confirm the land location, approximate house size, rooms and lifestyle requirements.
- Set a realistic budget range and identify which external works, furniture or specialist systems are included.
- Note any accessibility, energy, smart-home or air-quality requirements.
Step 2: Review the company and team
- Check company registration and current contact details.
- Ask who is responsible for architecture, engineering and site supervision.
- Review relevant completed projects and, when possible, speak with previous clients.
Step 3: Compare quotations fairly
- Compare the same drawings, specifications and scope.
- Identify provisional sums, exclusions and owner-supplied items.
- Ask how material substitutions and additional work will be approved.
Step 4: Examine the contract
- Confirm drawings, specifications, construction period and payment milestones.
- Understand inspection, change, delay and handover procedures.
- Seek independent legal advice when appropriate.
Step 5: Agree on communication
- Choose the main contact person and reporting schedule.
- Record design decisions and changes in writing.
- Clarify access to the site and progress inspections.
Step 6: Prepare for handover
- Agree on testing, defect inspection and required documents.
