Use this checklist before appointing a company to design and build your home. It helps organize the questions that should be answered before price negotiations or construction begins.

Step 1: Define your project

• Confirm the land location, approximate house size, rooms and lifestyle requirements.
• Set a realistic budget range and identify which external works, furniture or specialist systems are included.
• Note any accessibility, energy, smart-home or air-quality requirements.

Step 2: Review the company and team

• Check company registration and current contact details.
• Ask who is responsible for architecture, engineering and site supervision.
• Review relevant completed projects and, when possible, speak with previous clients.

Step 3: Compare quotations fairly

• Compare the same drawings, specifications and scope.
• Identify provisional sums, exclusions and owner-supplied items.
• Ask how material substitutions and additional work will be approved.

Step 4: Examine the contract

• Confirm drawings, specifications, construction period and payment milestones.
• Understand inspection, change, delay and handover procedures.
• Seek independent legal advice when appropriate.

Step 5: Agree on communication
