Can an AI-Generated House Plan Be Used for a Thai Building Permit?

A landowner may take an AI-generated image or layout to an architect, engineer, or custom home builder in Chiang Mai as a starting point for discussion. What the output is and how far it can be used are separate questions. The official sources reviewed for this article—the Department of Public Works and Town & Country Planning (DPT), Architect Council of Thailand (ACT), and Council of Engineers Thailand (COE)—do not provide a separate yes-or-no rule based specifically on AI authorship. They address permit applications, compliance of a proposed building with applicable laws, and the legal frameworks for controlled architectural and engineering practice.

The verifiable question is therefore not simply whether AI can draw a plan. It is what kind of output has been produced, what purpose it can serve, whether it contains coordinated technical information, and whether the proposed documents and responsible persons meet the requirements applying to that site and building.

A concept image, a render and construction documentation are different outputs

ArchDaily describes AI rendering tools that accept sketches, CAD drawings, BIM models, photographs or existing renders and produce images used to communicate a design. Its workflow places these uses in concept development, client presentation, and marketing or portfolio production.

A separate ArchDaily article distinguishes early concepts and schematic design from Design Development (DD) and Construction Documentation (CD). DD and CD address coordination, components, performance and constructability. A wall at that stage is not only a line or visible surface; it includes structural and material layers, barriers, fixings, finishes, tolerances and maintenance considerations. Junctions and assemblies must also be resolved across the drawing set.

These sources establish a practical documentary distinction. An AI image can communicate massing, atmosphere, materials or a spatial idea. Its visual realism does not by itself demonstrate that it is a coordinated technical drawing set.

Even DPT standard plans still require a permit application

DPT provides free standard plans for houses, shophouses and religious buildings through its “Plans for the People” programme. DPT states that these plans were prepared to professional architectural and engineering standards and may be downloaded or printed for use.

DPT also answers the permit question directly: a person using one of those plans for construction must submit a building-permit application to the local authority under the Building Control Act. Use of the plan on each parcel must not conflict with building-control law or other applicable laws.

This is relevant to AI-generated material. Even a standard plan prepared through a government programme does not remove the permit process or the site-specific compliance check. Possessing a source plan, image or downloadable file is different from receiving permission to build it on a particular parcel.

Professional laws address the work and the licensed practitioner

ACT’s legal index collects the Architects Act, ministerial regulations, council regulations, announcements, procedural rules and professional ethics. A landowner should take the parcel information, location, proposed building size and characteristics, and any available concept files to the local authority responsible for that site. DPT’s guidance connects the permit and legal-compliance requirement to construction on each individual parcel.

Before submission, separate the project information into three clear groups:

  1. AI-generated concept images or layouts used to explain the owner’s requirements;
  2. drawings and details developed for permit review or construction; and
  3. the documents and responsible persons required for that project by the competent local authority and applicable professional laws.

The actual checklist should be confirmed with the municipality, subdistrict administrative organisation, or other competent local authority for the construction location. A checklist from one jurisdiction should not be assumed to apply unchanged to every location in Chiang Mai or Lamphun.
