An initial planning guide for Chiang Mai and Lamphun using published September 2026 starting rates. It is not a quotation and must be tested against the design, specification, soil, site and project BOQ.

What is the starting home construction cost per square metre?

Greenery’s published starting guides are THB 18,000/sq.m. for Access, THB 19,500/sq.m. for Standard Eco and THB 25,000/sq.m. for Premium Wellness. Bespoke work is priced from the project BOQ. A 195 sq.m. example is approximately THB 3.51M, 3.80M or 4.88M before project-specific effects.

Form, structure, materials, building systems and site logistics can vary substantially.

Form and structure

Large spans, openings, height, storeys, roof geometry and complex details affect material and labour.

Materials and systems

Finishes, windows, sanitaryware, cooling, solar, ERV, smart home and joinery must be defined in the specification.

Land and external work

Foundations, filling, drainage, walls, gates, landscape, pools, access and logistics may sit outside the starting guide.

FAQ

Questions clients ask before moving forward

Answers are planning guidance. The drawings, BOQ, quotation and signed contract govern the actual project.

How much area could a THB 3.5M budget indicate?

At the THB 18,000/sq.m. starting guide, the arithmetic is about 194 sq.m. before design, specification, land and other project effects. It is only an initial frame.

Does the square-metre figure include the land?

No. It also requires checking external work, foundations, special systems, fees and exclusions in the project BOQ.

Why is a BOQ important?

It separates work sections, quantities, materials, labour and scope, enabling a more useful comparison than a single total.

Can the cost change after design?

Yes, when floor area, form, material, systems or site conditions change. Update the BOQ against approved information and define variation handling in the contract.
